You will be held accountable to make sure all the steps are followed. You cannot rely on the team or key players. This is your business! You must become a leader in the industry of real- estate. Some of the steps will sound redundant. Some will even overlap. I cannot stress the importance again. Each step must be followed. 

  1. Develop Scope of Work for the project.
  2. Schedule walk through with each sub/contractor walk-thru of the project site.
  3. Review site plan/floor plan
  4. Value engineering used to determine if the existing floor plan and the site plan
  5. Values are assigned to each task creating a budget
  6. Review all proposals
  7. Negotiate proposals with each tradesman
  8. Sign a contract with tradesman
  9. Develop schedule
  10. Send singed contracts to all tradesmen along with floor plans, scope of work and schedule
  11. Before any tradesmen starts, receive W9’s,Insurance and licenses
  12. Pull permits – if you hire a General Contract. They must pull a building permit. All other tradesman will pull their individual permit
  13. Work starts once all permits have been secured
  14. Deploy demo team
  15. Call lumber representative and place orders for framing (onlyorder1flooratatime)
  16. Two weeks before framing is complete, schedule the HVAC trades
  17. Within a week of HVAC completion, schedule plumber
  18. Within a week of Plumbing rough incompletion, call to schedule electrician
  19. Call regional housing department for all watermains, gas meters and electric service
  20. Once all tradesmen have finished and received their inspection certificates, call local housing department to schedule the framing inspection before 2:30p to have it done the next day.
  21. Orderinsulationanddrywallmaterialsthesamedayyoucallforframinginspection
  22. Once you receive the framing certificate, install insulation
  23. While installing insulation, call for insulation inspection
  24. Call and schedule alarm trade for the next day
  25. Day of insulation inspection call for next day dry wall hanging
  26. While dry wall is being hung, call lumber rep to come out and measure for trim/door and baseboard
  27. Order cabinets
  28. Order paint
  29. Install trim
  30. Paint
  31. Call all tradesmen to complete finishes
  32. Install ceramic tiles to all wet areas
  33. Call wrought iron fabricator to complete measurements of stairs and provide measurements for AC condenser.
  34. Order flooring/Delivery completed same day (must remain in house for 48 hours before install)
  35. Install floors
  36. Install cabinets
  37. Trades men should all be complete
  38. Final inspection for trades
  39. Install carpeting
  40. Cleaning
  41. Walk-thru
  42. Walk through and develop a punch list
  43. Schedule final in section and use an occupancy permit
  44. Stage unit with appliances and décor
